Welcome to the Boulder Pointe Condominiums Construction Zone.  Boulder Pointe is a Page Development project on Manasota Key.  This page shows work that is current at the complex.  The further down the page you go, the farther back in time you are looking.  We will be updating this page on a regular basis as the work there continues.

Boulder Pointe is a Gulf front condominium under construction in the Middle Beach area of Manasota Key at 5050 North Beach Road.  This exclusive complex will include 19 units in 3 buildings overlooking a wide expanse of beachfront.  It will feature deluxe waterfront condominium homes that are generously sized with elevator service to each of the 4 floors and covered parking.  The complex will feature 2 heated swimming pools, a tennis court, landscaped grounds and much more.

 

The main attraction is the beach; this is what it’s all about.  The views from the Gulf Front buildings are spectacular.

 

  

 

 

 

 

July 2007

 

 

All of the building exteriors have now been completed by the summer and the exterior amenities are being installed and finished up.  The roadway is in now, the base for the tennis court has been compacted and is ready for paving, and the drainage system is in place.

 

   

 

Under the buildings the paver brick system has been installed.  It is left with a fine covering of sand to help protect it while construction continues.

 

   

 

The pavers around the gulf front pool will make for a huge sitting area.  The second swimming pool by building 3 has been poured and now is ready for the quartz finish.  The dune crossover system of stairs leading down to the beach have now been completely rebuilt.

 

   

 

Here we see the pad for the tennis court behind building 3 and the retention system on the north side of the main entrance.

 

 

Here we see one of the custom kitchens.  This unit has all wood maple cabinets and dark granite countertops.

 

   

 

Carpeting and tile inside the units has now been completed.  The interior trim has now been installed and painted.

 

 

On the porches, the handrails have now been installed.

 

 

This project is about complete now.  The units are being made ready for delivery.

 

 

 

June 2007

 

 

During the month of June of 2007 most of the interiors of buildings 1 and 2 were completed.  Outside the site work is really moving along quickly.  The gulf front swimming pools has been completed and work on the paver brick deck that will surround it has commenced.

 

 

Building 3 shown here at the beginning of June was completed on the exterior this month.

 

 

Tile is installed on the porches overlooking the Gulf of Mexico

 

   

 

Building 2 interior finishes are installed.  The buildings are nearing completion.

 

May 1, 2007

 

 

The complex is really coming together now.  The exterior of both the Gulf front buildings have been completed and all the scaffolding has been removed.  The grounds have been cleared and next week the site improvements around the exterior of the complex will commence.

 

 

The parking level under building 1 is now prepared for the paver brick finish which will go on next.

 

 

Inside the units, the finish trim is going in.  The kitchen cabinets have been set and the bath fixtures are going in.

 

  

 

Finished door casings are being installed

 

 

Out by the Gulf Pool the new filtration system has been installed and more work done on the landscaping.

 

  

 

It is getting close now.  Current estimates are that building 1 should be completed around the end of June, with building 2 being finished the end of July and the final building about 30 days after that. 

 

 

 

 

April 15, 2007

 

Building 1 overlooking the beach is nearing completion on the exterior.  The scaffolding is coming down now that the building exterior has been stucco finished and painted.  The roof drainage system is now in place and in the foreground we see the Gulf swimming pool now being prepared for completion.

 

 

Here we see the front walkway from the elevator on the 3rd floor to the front door entries of the 2 units.

 

  

 

Inside building 1 the interior ceilings and walls have now been painted.  Trim carpentry comes next along with the cabinets and bath fixtures.

 

 

 

Building 2 on the gulf is nearing completion of the exterior

 

 

Building 2 interiors are in the drywall finish stages.  Here we see a 2nd floor unit that has been taped and is now ready for primer paint.  This building is running about 30 days behind Building 1 in the completion schedule.

 

 

Here we see the exterior of the beachfront side of Building 2.  We are seeing steady progress every day at the complex which scheduled for completion during the late summer and early fall of 2007.

 

 

March 1, 2007

 

The buildings are closed in and in the process of being stucco finished.  Windows and doors have been installed in both of the gulf front buildings.  Waterproofing and wire lathe are installed to have the stucco finish applied.

 

 

Archtictural detailing is installed for the window and door trim.

Progress through February 2007

 

 

 

 

 

December 30, 2006

 

Both of the beachfront buildings are shown here with exterior walls being erected.  Inside the building structural steel walls are set, ceiling supports have been installed and electric, plumbing and air conditioning systems are being roughed in.

 

 

Interior finish selections have now bee made by the unit owners and custom installations and requests are being included wherever possible.

This is a very busy place these days.  Contact your sales agent at Manasota Key Realty to arrange for your tour of the buildings.  Several select units are presently available.

 

 

 

Back in October 24, 2006

 

 

All 3 of the structures now stand complete to the rooflines and the interior partitions are being set.  The interior walls are all steel reinforced partitions designed to withstand hurricane force wind loads.

 

 

Building 2 is now surrounded by scaffolding as well as building 1

 

 

 

Back in September 2006

 

 

Scaffolding now surrounds Building 1 as of the last week in August of 2006.  The staircases have been installed and poured, all concrete floor and roof systems are now in place and the interior layouts are going in.

 

  

 

These are going to be large homes.  Big Rooms with Big Views

 

 

The South Building 2 has topped out by August 2006 and Building 3 is following closely behind.

 

 

Exterior walls start going in during the month of September.
