

Welcome to The Boulder Pointe Condominiums
Construction Zone. Boulder Pointe is a
Page Development project. During the coming
months we will be presenting a series of photographs and descriptions showing
construction progress at the complex. We
will be updating this page on a regular basis as the work there continues.

Boulder Pointe is a Gulf front condominium under
construction in the Middle Beach area of Manasota Key at 5050 North Beach
Road. This exclusive complex will
include 19 units in 3 buildings overlooking a wide expanse of beachfront. It will feature deluxe waterfront condominium
homes that are generously sized with elevator service to each of the 4 floors
and covered parking. The complex will
feature 2 heated swimming pools, a tennis court, landscaped grounds and much
more.
The main attraction is the beach; this is what it’s
all about. The views from the Gulf Front
buildings will be spectacular.

The building contractor, Ohlman Construction was
mobilized at the site and work commenced around the first of April, 2005 with
the ground clearing and the demolition of the existing structures on the
site. The old Sea Beach resort and a
single family home and other buildings are razed to the ground.

The existing Gulf front
structures have now been removed from the site.

The site contained a grove of native palm
trees. Many of these have been relocated
along the south side of the property to create a 25’ wide buffer area between
the complex and the adjacent property.
Here we see some of the construction trailers that serve as on-site
offices for Ohlman Construction.

The site is now prepared and
ready for construction as of May 1, 2005

It is August of 2005 and the summer has seen the
installation of the piling and foundation systems throughout the complex. Each piling was individually located on the
site from the master foundation plan.

After the pilings were installed, forms were built
to encase the concrete pilings and create the pads that have been poured on top
of them.

Some of the pads are truly massive; the center
support pad for Building 1 took 53 yards of concrete to pour, that is almost 9
full loads from the concrete trucks that poured non-stop to complete that one
pad.

Once the foundations are all finished, the
structures will go vertical above ground level.
So far, everything built to this date will be buried and unseen, but it
is good to know that these elegant buildings are built on rock solid
foundations.
November 2005
Bring in the big rigs – it’s
time to go vertical

The foundations for both of the Gulf front buildings
are now in and complete. They will bury
all those tons of concrete and steel in the pilings and the foundation
platforms – never to be seen again, but what a comfort to know that the
building will be here 100 years from now.

On the left, the foundations for Building 2 are
completed. On the right we see the
center elevator shaft rising with the 2 staircase towers on either side.

Here we see the foundations
for building 3 that will overlook the swimming pool and tennis court.
December 2005

Building 2 is now rising above ground, here we see the support columns that will
hold up the 1st floor of the building.

The stairway and elevator
towers of Building 1 now rise above what will be the 3rd floor
level.

By mid January of 2006, the
elevator shafts at Building 1 rise at the site.

Behind the elevator and
staircase structures the formed pilings rise over their foundations.

The heavy lifter sets the forms in place once the
rod-busters form the steel reinforcements and the concrete is pumped in after
the form and rebar structures are prepared.
At Building 2 the same work
proceeds a couple of weeks behind the 1st building.

Building 3 piling pads are
being formed and poured at the same time.

Progress at Boulder Pointe
through January of 2006

March of 2006 brought a great deal of activity to
the site. The concrete work on Building 1
was completed and most of Building 2 coming right behind.

Building 3 tower is also under construction. Time for big equipment; the heavy lifters are
here to set the steel that is being delivered daily.

The steel frame of the
building takes shape by mid March of 2006.

Concrete and Steel

By the end of the month, pre-stressed concrete slabs
start to arrive on site. The floors will
soon be set and go up very quickly compared to other styles of construction.

By April of 2006 the floors are being set. It’s quite a sight to see the components go
up and over and then settle into place.


April 10th 2006
the first floor of Building 1 has been set.

During the month of May of
2006, the floors are being set, level by level and building by building.

By the 1st of
June, building 1 has topped out and floors are ready to be set in Building 2.

The towers of building 3 are
nearly complete now and the steel frame
is nearly complete on Building 2

Interior selections for the
units are now under way. Call or e-mail
to set your appointment to complete your interior choices for tile, carpet,
plumbing fixtures, cabinetry and counter tops.

Scaffolding now surrounds Building 1 as of the last
week in August of 2006. The staircases
have been installed and poured, all concrete floor and roof systems are now in
place and the interior layouts are going in.

These are going to be large
homes. Big Rooms with Big Views

The South Building 2 has
topped out by August 2006 and Building 3 is following closely behind.
