Manasota Key and around the Englewood area. Everything from lavish gulf front
homes and condominiums with pools and tennis courts, to cozy bay front cottages
and quiet Englewood and Cape Haze
homes.
We
have over 200 seasonal rentals to better serve your needs along with numerous
annual rentals as well. We manage several Englewood
area condominium associations and multi-family properties. We are licensed
Community Association Managers. Our office is staffed by 3 full time property
managers and a support staff of maintenance and administrative assistants.
Your comfort and satisfaction is our
main objective during the course of your visit to the area. We will do everything we can to make sure
that every aspect of your vacation is a pleasant experience for you. Our reservations agents will help you plan
your time of stay and arrange for any special needs you might have. We will check your residence before you
arrive, and make sure that everything is turned on and ready for you.

If You Are Renting
There are a few things
that you should bear in mind
- All amenities shown may not be
available or the same for units in different parts of a condominium or
apartment complex, furnishings are subject to change. Please call or write
for a complete and up to date site description. All units are fully
furnished and include linens for our stay.
- Pets are not allowed in most
units. PLEASE CHECK WITH OUR OFFICE BEFORE BRINGING ANY PET, or we will be
asking you to board it during your stay.
- Monthly Rentals with Telephone
Service are charged $20 per month for local calls, please make long
distance calls with your calling card.
- We work closely with licensed
and bonded subcontractors for pest control, cleaning services, plumbing
repairs, etc.
- Manasota Key Realty is the
Agent for each property represented in our promotional materials and this
webpage. We believe the information shown herein to be correct, but are
not responsible for errors or price changes.
Please plan to add 11% Sales and Resort Tax for Sarasota County and 12% for Charlotte County
Rentals of less than 6 months duration.
Rentals may be subject to a security deposit.
Property Management Services for the Homeowner
Thank you for your interest in our Property Management
program. We sincerely believe that we have the most complete program in the
area, and are able to respond to owners and renters needs quickly and
efficiently.
We would be pleased to send by mail some materials for you
to review (if you need more, please let us know), and would like to give you an
overview of our office functions as they relate to rental management. An
outline of services include the following:
- Each property, as it comes in to the program, is listed
individually on our price list, currently being distributed to 5000+
customers each year
- We produce a custom color promotional brochure for each
property (or complex)
- Our Manasota Key map shows the location of each complex
and street on the key, and important cross streets in town
- Each property is featured on our webpage at http://englewoodfl.com/ which we
have found to be a very powerful marketing tool.
- Other print, cable TV, magazine and direct mail
advertising is done regularly to keep our properties in front of our
customer base
- Advertising costs are never passed along to the Owner. MKR’s 15% commission base includes all of the
promotional materials, office expenses and services
You’ll find most of the day-to-day operations outlined in
our Property Management Agreement. Some of the highlights (for short-term
seasonal rentals) include:
- An MKR agent is on call 24 hours / 7 days a week for
emergencies. When calling after hours, you’ll always be connected to a
live person – no voice mail!
- If an Owner’s guest is staying in the unit without
charge, emergency coverage continues to be provided by MKR, without charge
to the Owner. When an Owner places his own paying Guest in the unit, MKR’s commission is reduced to 10%
- If a repair in the Owner’s unit will exceed $100, we’ll
make every effort to contact the Owner in advance for permission and
direction. In the event of an
emergency, we will take appropriate action to safeguard the property.
- MKR will arrange to install a long-distance blocking
device on the unit telephone to protect the Owner from toll calls being
billed to his number. Similar to hotel service, only local and 800/888
numbers can be dialed, however the Owner is given a bypass code that can
be used to deactivate the block during his stay
- MKR collects all sales taxes and local usage taxes, and
files monthly for the Owner
- When charges are incurred for cleaning, repairs or
purchases, the Owner receives the original invoice for tax purposes.
Copies of our regular between-guest cleaning and yearly deep cleaning work
orders are enclosed
- Rental funds are normally distributed to the Owner
within 21 days of a Guest arrival for quickest possible turnaround
- Each Guest will normally pay a security deposit and
rental deposit before their arrival. The unit is inspected prior to their
stay, and again after their stay, and the security deposit released only
after inspection. Additionally, an MKR representative will normally make a
monthly general inspection of unoccupied properties
- The Owner reserves the right to determine the number of
Guests that may occupy his unit, whether children and/or pets are allowed,
if he will rent daily, weekly or monthly, and (with MKR’s
assistance) his rental rates. MKR will also honor the Owners requests
concerning preferred service vendors, appliance warranties, etc.
Essentially, our philosophy is that we are employed by the Owner, and will
do our very best to follow his directions
- The Owner may reserve his unit for his own use for any dates
he chooses, so long as advance notice is provided to the MKR office
Our property rental agreements and check-in
packages include the following items and information
- A waiver of liability for MKR
(the Agent) and the Owner for injuries or losses incurred by a Guest
- The number of persons (and
pets, when applicable) that the Guest represents will be occupying the
unit. Any excessive use or violation of the unit’s pet policy can result
in eviction of the Guest and forfeiture of rental funds and deposits
- MKR charges the Guest $20.00
per month for local telephone usage, then passes this charge on to the
Owner
- Details on the rental and
security deposits, some or all of which may be forfeit if a Guest fails to
arrive, or fails to cancel his rental prior to the 60 day (off-season) or
90 day (Winter season) window. Typically a Guest reserving the unit is
required to pay the appropriate security deposit, as well as 20% of the
total of his stay as a rental deposit. The balance of his entire stay is
normally due upon Guest arrival.

Key Realty is the #1 office leader among real estate firms in the area for
seasonal rentals. Property Management is not a sideline for us, but is quite
literally half of our overall business, so we take it very seriously. Our staff
and support personnel include a "handyman" for simple service needs,
a yard service man, and a general repair person for basic maintenance. For more
serious break-downs – appliances, plumbing and electrical, TV/VCR/antenna
systems, roof leaks, air conditioning & heating – you name it – we have
qualified service companies who provide us with priority service and quantity
pricing. We can even arrange appliance purchases at builder prices.

fully-computerized office for statements and bookkeeping, and a commitment to
personal, professional service, we sincerely believe that we can offer a
